Vail Village
Vail Village is the original pedestrian center of Vail, extending from the Covered Bridge and Gore Creek through Bridge Street to the base of Gondola One. The village contains the Vail Transportation Center, the Colorado Snowsports Museum, restaurants, retail stores, lodging properties and public plazas within a compact, car-free street network. Gondola One provides direct access to Vail Mountain, and the Gore Creek promenade and in-town bus connect the village with Golden Peak and Lionshead.
Most Vail Village real estate is condominium ownership within mixed-use, lodging or residential buildings. The central Bridge Street area includes legacy properties such as Bridge Street Lodge, Mountain Haus, Sitzmark Lodge, Village Center Condominiums, Vail Village Plaza Condominiums, Christiania and smaller condominium buildings located above street-level shops and restaurants. These buildings were developed and renovated at different times, so elevators, parking, ski storage, front-desk services, rental programs and common amenities vary by association.
The western side of the village contains larger residential and resort developments along Willow Road, Meadow Drive and Vail Road. One Willow Bridge Road occupies a Gore Creek location near Solaris Plaza. Solaris Residences combines private residences with restaurants, retail, an ice rink and underground parking around Solaris Plaza. The Four Seasons Resort and Residences Vail includes hotel accommodations and private residences west of the pedestrian core. Austria Haus, The Willows, Bishop Park, Village Inn Plaza and additional condominium properties add whole-ownership and private-residence-club formats to the neighborhood. Ownership structure should be confirmed for each property because Vail Village includes whole ownership, hotel-condominium interests and fractional or residence-club interests.
The eastern side of Vail Village transitions toward Golden Peak and Ford Park. Residential properties in this area include Villa Valhalla, All Seasons, Golden Peak condominiums and a limited number of townhomes and single-family or duplex residences on streets surrounding the pedestrian core. Golden Peak contains the Riva Bahn Express, ski-school facilities and access to Vail Mountain. Ford Park, the Betty Ford Alpine Gardens, the Vail Nature Center and the Gerald R. Ford Amphitheater are east of the village along Gore Creek.
Individual Vail Village properties differ substantially in legal ownership, building age, association services and relationship to commercial uses. Some residences are directly above restaurants or retail; others are in lodging properties with staffed services; and others are in residential-only buildings. Deeded parking, elevator access, air conditioning, outdoor space, rental-management agreements, ski storage and building renovation history are property-specific. Short-term rental activity is regulated by the Town of Vail and may also be limited by condominium declarations or association rules. Real estate transfers within the town are generally subject to Vail’s 1% real estate transfer tax, subject to stated exemptions.
