Sundial Townhomes in East Vail

Sundial Townhomes is an established residential community at 5040 Main Gore Place in East Vail. The property sits in the Bighorn section of the neighborhood near Gore Creek, with the Town of Vail bus route close by. It is separate from similarly named properties elsewhere in Colorado and from the larger condominium and resort communities farther west in Vail.

The development consists of attached residences organized under the Sundial Townhomes association. Public sale records identify units by building and residence designations such as A3 and B1, and recent marketing has described south-facing creek and mountain outlooks from individual homes. Floor plans and renovations vary, so bedroom count, interior square footage, outdoor space, parking and storage need to be confirmed for the particular residence being considered.

Colorado’s Division of Real Estate lists the Sundial Townhomes association as active and professionally managed. That association structure is an important part of ownership because exterior responsibilities, insurance, snow removal, reserve planning and approval requirements may be shared. Buyers should review the current declaration, bylaws, rules, budget, reserve information, insurance documents and recent meeting minutes; marketing descriptions of one remodeled home do not establish the condition or features of the other residences.

Sundial’s location combines a creek-oriented setting with access to East Vail’s public transportation and recreation network. Main Gore Place connects to the residential streets along the valley floor, while the free Town of Vail bus provides service toward the village areas and ski lifts. Nearby Gore Creek, neighborhood trails and East Vail’s open mountain setting are central to the lifestyle, although the community is not ski-in/ski-out and daily services are concentrated farther west.

Rental plans should be verified before purchase. Individual Sundial residences may appear in sale or rental advertising, but public marketing does not by itself establish a development-wide short-term rental policy. Prospective owners should confirm the association’s current leasing rules, any minimum term, the Town of Vail’s short-term rental registration requirements, parking limits and the tax and management costs associated with the intended use.
