Cedar Point Townhouses in East Vail

Cedar Point Townhouses is a small creekside residential community on Black Gore Drive in East Vail. Town of Vail and county-linked records identify Cedar Point residences at 5175 and 5177 Black Gore Drive, and current real estate marketing describes a community shared by nine owners. The property occupies a secluded setting near Gore Creek at the eastern end of the Town of Vail, separate from larger East Vail condominium complexes and from unrelated properties elsewhere that use the Cedar Point name.

The townhouses date to the early 1970s and are organized as individually owned attached residences. Public records for examples at 5175 and 5177 Black Gore Drive identify 1973 construction, multi-level plans and legal descriptions within the Cedar Point Townhouses subdivision. A recently marketed three-bedroom, two-bath residence contained approximately 1,165 square feet, while another recorded unit contained approximately 1,185 square feet on two levels. Sizes, renovations and configurations differ, so those examples do not define every home.

Cedar Point’s real estate character is more residential than resort-oriented. Individual entrances, multi-level layouts and the small ownership group give the property a townhome form rather than the arrangement of a conventional apartment-style condominium building. The setting along Gore Creek, mature trees and the private street approach are central physical features. Buyers should nevertheless review association documents closely for common-property boundaries, exterior maintenance, insurance, snow removal, reserves and parking rights.

The East Vail location provides access to the neighborhood’s creek, trails and mountain environment while relying on the Town of Vail bus or a vehicle for skiing, dining and shopping in the village areas. The free bus network connects East Vail with the Vail Transportation Center, Vail Village and Lionshead. This combination of a quiet residential setting and public transportation is a defining lifestyle consideration, although Cedar Point is not a ski-in, ski-out development.

Rental use must be confirmed for the individual residence. Public sale marketing establishes that homes may be sold furnished and may have rental value, but that does not prove a uniform short-term rental right across the development. Prospective owners should verify the current declaration and rules, Town of Vail short-term rental registration requirements, occupancy and parking limits, and any unit-specific deed restriction before projecting income.
